Casey Key Sale Serves as a Sign of an Improving Luxury Market

If home sales in Casey Key are any indication, the market for Sarasota luxury homes appears to be moving in the right direction. In fact, a home sold earlier this month was sold with a price tag that is higher than any other home sale in Casey Key since November 2009.

On July 15, a 10,000-square-foot home situated on 1.65 acres on Casey Key was sold for $7.58 million. The home features 200 feet of Gulf of Mexico shoreline as well as an upstairs and downstairs master suite. Other features include a summer kitchen, an eight-car garage, a separate caretakers building and a disappearing edge swimming pool and spa. Not only was the home sold at the highest sale price since November 2009, but it is also the second-highest price to be paid for a home within Sarasota County in 2011.

Similar signs of an economic turnaround are also being seen at nearby Bird Key, where sales have been brisk. In addition, construction has begun on a number of new luxury homes that are expected to cost more than $14 million to construct. The largest is an 8,000-square-foot home being constructed by Jimmy W. Hayes, who is the chief executive of Cox Communications in Atlanta. According to Jack McCabe, who is a real estate consultant in Deerfield Beach, the fact that land prices fell by as much as 50 to 70 percent “allowed some builders to acquire land and build homes that can complete favorably with foreclosures.”

“At the same time, the stock market has picked up and the economy is better than it was, which contributes to feeling that we have turned the corner,” continued McCabe in a recent Herald Tribune article.

While we still have not completely recovered from the recession, most experts agree that the worst days are behind us. Given the fact that buyers are confident enough to pay millions of dollars to purchase homes and builders are willing to invest millions more into constructing new homes, things certainly seem to be moving in the right direction.

History of Casey Key Florida

You would never guess that the beautiful island of Casey Key, with its beautiful and elegant homes, famous lifestyle, wonderful beaches, and natural landscaping was once part of a wild region in the late 1840's. U.S. Army Captain John Charles Casey, a graduate of West Point, was sent by the U.S. Government in the mid-1800s to survey the area. Casey was also assigned the task of assisting in the removal of the Seminole Indians from the region during his survey.

The Key was called Chaises Key on the 1849 map, and John Caseys name was on the map marking the area where he was surveying. When Caseys map was published later in 1856, the name was changed to Casey Key. Since that mistake, several attempts have been made to change the name back to Chaises Key. During the real estate boom of the 1920s the name was changed to Treasure Island in order to spur land sales. Residents changed the name back to Casey Key each time there was an attempt to change the islands name. Today the name Casey Key remains.

During John Casey efforts to aide in removing the Seminole Indians, he built a spirit of trust with the Indians and with the influential chief of the Florida Seminoles, Billy Bowlegs. This “spirit of trust” held a fragile peace between the chiefs and the settlers until Caseys health began to fail. A third Seminole War erupted in 1855, and just a few years later in 1858, Bowlegs was deported to the Western part of the United States.

After the Civil War, the land around Casey Key began to be settled and it was common to see homesteaders sailing the bays in shallow boats. During the real estate boom of the 1920s, the channels were altered and dredged, and parts of the shores filled. In 1923, the Treasure Island Bridge was built at the north end of the island. It is one of the few, one lane rotating swing bridges that remains in use today, although it is considered functionally obsolete.

Casey Keys history is intriguing and looking at the islands luxurious lifestyle today, its hard to think of this incredible paradise as being anything other than what it is today. Casey Key today is home to magnificent waterfront estates as well as some older beach cottages. Many of the beach cottages have been razed to make way for new single family homes, many found behind enormous walled enclosures with beautifully designed wrought iron gates.

Private Casey Key beach is a great place to collect seashells, seaglass and sharks teeth. The North Jetty Park is a popular spot for Casey Key visitors too. There are no traffic lights on Casey Key and no high-rise condominiums. Youll find a few “mom and pop” motels remain, but basically Casey Key has remained just a small beachfront community with captivating native wildlife and extraordinary scenic views. Stop at the Casey Key Fish House before you leave the island for the freshest catch of the day. Youll also find a few famous residents on Casey Key!

Casey Key is loaded with ‘old Florida charm, and rich in history, two of the things that cause people to want to come here, and, of course, decide to stay. John Charles Casey would be amazed today to see the elegant beachfront estates, magnificent bayfront homes and the great recreational activities available on Casey Key. Captain Casey would be probably be amazed that Casey Key has turned out to be one of the most popular barrier islands and certainly one of the most sought after pieces of Florida real estate.

Warren Buffet is buying. Of course we are referring to stocks, not real estate. However, I could not help but think of the Sarasota real estate market when I read his recent quote about his investment strategy.

"A simple rule dictates my buying: Be fearful when others are greedy, and be greedy when others are fearful. And most certainly, fear is now widespread, gripping even seasoned investors." - Warren Buffet

It reminds me of the old saying - "The rich sell when everyone else is buying and buy when everyone is selling."

The real estate market will rebound eventually. Right now there are tremendous values out there. Financially strong buyers can take advantage of the housing turmoil. The keys to finding the best deal are patience and flexibility. In many cases locally, cash buyers can acquire properties for .50 to .60 on the dollar.

The sale will shatter the previous record of $236 million paid for an home in London.
