As the Sarasota real estate market continues to show improvement, homes for sale on Longboat Key continue to draw an interest from buyers of luxury real estate.

Longboat Key, the narrow strip of land between the waters of the Gulf of Mexico and Sarasota Bay, has been a “hot” destination island in Florida for some time. Since Dr. Beach touted Siesta Key on its America’s Best Beaches 2009 list in May, Sarasota beaches have seen even more interest. Our phones are ringing and email property information requests are strong too. Longboat Key offers its visitors and residents fabulous outdoor activities: beachcombing, golf, fishing, sailing, boating, walking, rollerblading, tennis and golf on this 12 mile island.

Longboat Key visitors and residents, who are usually luxury minded, enjoy South West Florida’s fabulous warm climate and its white sandy beaches. Multiple condo buildings rise along a stretch of beach behind the gates of the prestigious Longboat Key Club and continue along Gulf of Mexico Drive. Residents behind the gates experience outstanding vistas of the Gulf, the Longboat Key Club golf course and the city of Sarasota.

In our January 2009 Longboat Key update, we reported buyers entering the market again. Sales activity since the first of the year continues to climb on Longboat Key. Buyers are surfing Longboat Key homes for sale searching for good value in waterfront real estate. Boating is popular on Longboat Key and many homes are on canals with deep water providing easy access to the open waters of Sarasota Bay and on to the Gulf of Mexico.

The Sarasota MLS currently reports 162 single family homes for sale on Longboat Key with prices starting at $329,900 excluding mobile homes. There are 18 homes sales pending and 37 single family homes have sold on Longboat Key since the beginning of 2009. Listed at over $10 million, the highest sale of a Longboat Key home this year closed at over $7 million.

Properties closest to the beach are generally more expensive. Many buyers give up the Gulf to purchase a property with a boat dock on a canal or on the open Bay. The south end of Longboat Key, closest to St. Armands Circle, is considered by many to be the preferred location on the island.

St. Armands Circle

World-famous St. Armands Circle is a short drive south from Longboat Key and residents enjoy the many concerts, art displays and car shows in the center Circle throughout the year. Shopping and dining are excellent offering residents and visitors and array of shops, restaurants and spas.
