Sarasota Real Estate Market Sales are Up Again

Once again, the Sarasota real estate stats moved up. January 2010 sales were up 58% over January 2009 according to a reported presented by the Sarasota Association of Realtors a few weeks ago.
Pending sales gave a strong performance also – at the 800 level. October 2009 was the last time pending sales performed so well.
“In sharp contract to the first month of last year, January 2010 saw 506 overall sales, compared to only 319 sales in January 2009. In addition, pending sales surged by over 10 percent from December 2009 to a total of 815. The statistic is a strong indicator for the next two or three months of sales, as pending sales are an indicator of current buyer activity.”
Many buyers are focusing on buying homes that aren’t in the distressed category. These owners have no desire to wait the months required for a short sale to close or to take the chance that the transaction will die before closing. Also, many distressed properties are in far worse condition than normal Sarasota real estate which has now seen a significant reduction as well.
